Love this and I agree, I have a luxury mattress business and that's exactly how deals go.

Another thing to notice is who the experts say are making money in 2024, which are luxury and eco/experience type properties. 

It's the leader in many markets and I have seen them swallowing all the top agents, doing this creates a snowball effect as the more luxury listings with one firm the more top agents want to join.

To find properties, you need to first understand what type of property you are looking for and the price range.are you planning to fix and flip luxury properties or properties that are below or above the median price. what square footage are you looking for, what areas, etc.

Similar to the Rental market the influx of incoming new residence from other states has definitely helped our luxury market.

Fixing appliances in my home is a bit different too because I'm ok with out a dishwasher or another appliance for some time while I work to resolve the issue, however I won't have that luxury with a rental property.

Luxury and Eco are performing the best right now so consider leaning that way. 

Some of us don't have that luxury, but nobody needs to spend big money on a "system". haha it's as easy as "watching the comps".

Given that the property is located in a C/C+ neighborhood with a tenant pool that may not be the best, and with many neighbors owning pets, I'm debating whether to replace the carpet with LVP (Luxury Vinyl Plank) flooring from the outset.I have a cat, and while he's generally well-behaved, there's a chance he might pee on the carpet if he feels threatened by other animals (read: if the other animal is inside the same living space as him).
