It's hard to tell which contractors are in the business for legitimate longevity and whose in it to make a quick buck and move on.

I will provide a couple examples for brevity to help answer - Can attest to the "overbuilt" statement with regard to some features, such as currently having an air conditioning unit built to the point of durability my HVAC specialist recommended highly against replacement due to nothing comparable in longevity currently offered. 

Just remember this isn't a HGTV house so focus on longevity and things people will notice quickly. 

I'm assuming FL soil doesn't help the longevity.

It's a very tiny percentage, but commissions in our market sector are so large that even 1 or two deals far more than pays the cost of the mailing.The other advantage of postcards is that while almost all are tossed in the trash, those that aren't have longevity.
