The seller offered financing with 20% down, which I used to buy the place.After starting construction and realizing it was going to cost more than expected, I approached a small local bank that knew the property and would offer the rehab financing.

Make sure you check the local ordinances / zoning and talk to the local administrator to see if you can do what you are planning.

Make sure the zoning, local building department/regulations, and neighborhood allow you to put a tiny house on your property and rent it out.If that is not possible, using that money for the next property makes sense.In general, I think increasing housing density will help provide more badly needed housing affordably.To Your Success!

I figured the PM would definitely be local to the area of the property and would need different PM's for each area, those were just the areas I'd like to invest in.
