I'm thinking long term rentals will be a good retirement plan.

Hi Scott, you don't need to be a first time homebuyer to use an FHA loan and you don't need to be low credit (as many would suppose), but the product probably appeals most to low-credit first time buyers.

I'll be looking for long term rentals that don't need any major repairs initially. 

LLC or Land Trust vesting is never stopping the existing lender from calling the loan, in fact the opposite, it may trigger it.

Yes there are alternatives for both beige and 30 year loans for no US borrowers.

Its really just management of the loans.  

If so, shifting that to the tenants at the time of lease renewal is another great way to decrease her overall debt service.This has already been ruled to be against the substantial change of lease terms.

Someone else just told me a similar thing, to make sure that loans can be secured for the property.
