The school of hard knocks works, but can be costly, time-consuming and discouraging.Ultimately one has to get started. 

I'm not knocking the program as it can be helpful for some, it just wasn't for me.

Not knocking wholesaling…I just think it’s a hit or miss thing and for me and my market I don’t find it reliable enough to scale the way I’d like or worth the additional exposure/risk it brings.Luckily, we have good deals on the mls here.I appreciate the suggestion and I’ll keep watching the deals come through!!

A big one is cold calling but things like mailers, door knocking, mass emails any sort of direct response marketing is great to find actual deals.

One of my knocks on sites like BP is that it gives novice investors the illusion that they can DIY it and go up against an experienced Agent or seller without getting fleeced.
