I also look at it from the perspective of I now have extra cashflow to remove dangerous trees or do preventative maintenance to systems that have higher likely hood of causing damage.For the management I self manage for now so that fee just goes to me.

Turning over management via a triple net lease is a great way to lock in superior cash flow thru a 15%+ long term lease.Self managing is easy money with tech and systems.

I'd seriously consider finding a new PM who has better systems in place for handling these situations.

You will need to find partners, you will need to travel to where you wish to invest, you will need to understand the ins and outs of the business by being actively involved and treating it like a business and not some super passive investment.If you don't want to do that work I suggest you just put that 200k into some sort of diversified mutual fund that can make you 10+% on your money without any of the work of real estate.At the end of the day this is just my advice and I'm only a stranger on the internet.

Subtract $350 for HOA dues, maybe another $400-$500 for electric and internet, and potentially water bills.

Truthfully it is really pretty easy if you put the right systems in place.

Plus if you have good systems in place, you should be spending much less time on each booking than what your cleaner spends cleaning it.
