Not sure i like the new picture inserting format....Talked to one lender today, I pretty much have the worst financial set up going into refing this place.

@John Teachout, last summer a neighbor and I, remodeling separate bathrooms, successfully stacked two wax rings -- one with the plastic insert and another without -- when reinstalling toilets that had been on sheet vinyl and are now on tile. 

(Truly the guy is a jack of all trades) How would you suggest to him to begin networking and inserting himself in the SLC market?

This is significantly less than the one-month-rent insertion fee that most property management charges.

Another post-tenant property had multiple holes in the walls and the entire tub/shower insert was falling out.

Just to be safe on your end as well you can insert a clause into the initial contract agreement stating that anything that goes past the agreed schedule scope of work (time wise) can be an additional amount per day.  

You had not been involved in the showing/screening process up until that part, so why insert yourself at the very end when you only see part of the equation? 

All over the forums, I hear people talk about deals being hard to find, or "insert strategy here" being hard to do.

Sometimes it's better to leave some equity in there to cashflow or have a buffer in case of "insert issue here". 

To demonstrate my technical competence, for my personal house I built a steam shower, installed radiant barriers with rock wool, and a wood stove insert with bathroom radiant heated floors and re-designed radiant floor heat zones, cutting winter energy consumption to 1/8, installed a whole house fan cutting summer energy to 1/2, extensive localized landscaping leading to a reduction to 1/8 the yard work, plus random quality of life improvements like wifi switches, heated floors and toilet seats, skylight install, exposed structural beams, and master bedroom laundry including electrical and plumbing, cathedral ceilings with skylights, a steam shower with wifi controllable lighting and music, concrete countertops, etc.
