Be very careful with this as a first time project! 

If you are having a lot of interest and you are trying to avoid multiple showings that take up too much of your time.

Over time your Tampa investment will start to cash flow.

I guess it can save you some time managing, for example one tax bill, one insurance bill.

I am set to close on it in about two weeks and am slightly nervous about finding a tenant in a good amount of time, given that there are a lot of similar new constructions in the same community that are up for rent but have been sitting on the market for 30-70+ days.

The time and amount offered would not be negotiable. 

I invest out of state because at the time, I could not find anything that would meaningfully cashflow, plus a $150k deal was a LOT less scary than a $800k deal!

@Michael Baum how many Short-term rentals do you manage this way where you are on call all the time?
