How long did it take to go full time?

The investors I know finding properties on the MLS are making 30+ offers a week, embarassing offers, in hopes of finding 1 or 2 properties a month.Others are door knocking, cold calling, spending money on mailers to find off market properties.  

I am seeing a trend in CA that ADU construction is more cost effective (per unit) than buying on the market by a long shot.

It isn't a big job but I don't want things to go south so I stay in it.Of course I practically live on this forum so I pass along any pertinent info I find as well as answer questions.

Those that tell you how to raise money, how to find deals etc.

Can you please share the deal evaluator?

Sellers view it the same and are trying to find someone naive enough to not account for it.

Utilities included.Fully rented.For sale off market.

I suppose they would be able to help me figure it out but I’m still trying to determine what is the best way to fund something like this and would it be better to sell off the entire purchase once split into separate parcels or is there a way to structure a deal as to where I could sell off some of the land to repay the loan/investors and also retain a portion of it to develop with my own short term rentals.
