To your last question, beyond roof and HVAC, I include all appliances in my capex estimates.

Repairs and maintenance will be significantly higher, because you are responsible for furnishings, appliances, HVAC, linens, pots, pans, etc.

Gas appliances can use either natural gas or propane by putting in a different orifice in the appliance. 

The property I got is in the medical center, a $260k, 4 bed, 2.5 bath house, newly replaced roof, 20 year old AC, 20 year old water heater, all old appliances basically, high water pressure, and yeah overall outdated house that needed some touchups.

I would not fight over the appliances and lawn mower.

Did they use granite or quartz countertops, stainless steel appliance, etc...

Take a closer look during due-diligence for appliance hookups and what type of animal/insect droppings are around.

Stainless steel appliances, new roof, new porch, new siding.

I even have them be responsible for the appliances.
