Duplexes are common here but they aren't in the hottest areas. 

As you all know, today Tacoma/Pierce County is probably the hottest and fastest RE market area in Washington.I feel, in-order to keep buying at a reasonable price need to broaden my search, hence considering Shelton in mason county.

I would recommend investing in Michigan at the present as all indicators point to this being the hottest areas for the next few years.

@Jennifer Sovia Raleigh is a great place to invest and is one of the hottest markets. 

Then I’ll play around in the “non cash flowing” markets and just buy straight location of the hottest US markets2) it’s probably not that your houses aren’t appreciating.

Zillow has released a list of predicted hot markets for 2024, which is a valuable starting point (https://www.zillow.com/research/2024-hottest-market-33566/). 

All are within a mile of the new subway and the hottest location outside the beltway.The 50% rule is being interpreted by new visitor's as applying to every investor and every situation.

For rentals there very low supplycane Bay plantation is the hottest area of Charleston South Carolina now.

I'd like to be in an area that is up and coming maybe a little off the hottest areas.
