During our initial walk-thru the house, it had a HORRIBLE smell in the kitchen, an equally horrible smell in the family room (pet urine), and we found that the kitchen drawers and cabinets were infested with bugs - we had no idea what they were. 

Horrible experiences.

It felt horrible that these people who had never missed a payment and had perfect credit were on the verge of default.  

I've seen way to many multi family properties just get into that death spiral of a slum lord and horrible tenants and it's just one band aid after another until finally the owner extracts whatever they can and exits.I personally would want to be buying something at a little lower price, perhaps redeveloping, etc.Build value rather than extract value.If the assumptions above mentioned check out and you're happy with those returns I don't see a major hurdle ----  big however though is that you're only outperforming your cost of capital by maybe a percentage point?

As you can see from that thread, boom, 100% of that source of business is gone and wiped out, unless you as the loan originator want to lie and give horrible advice to homeowners.

Those who are involved with the process of allowing the permits are horrible with communication, not responsive, terribly inefficient, and seemingly do everything possible to deny or delay.In the meantime, there are more attractive places outside AVL city limits, in my opinion. 

You are doing an absolutely horrible job of being a landlord in my book.

We ripped off the "indoor jacuzzi room" and breakfast nook because they were horribly done additions that were already falling off the house.
