You're too ballsy for me, lol.You need to roll up your sleeves and get to work. 

If you don’t roll up your sleeves and dig into the math on the front end, you could find yourself in a money pit further down the road.

I also don't mind rolling up my sleeves to do basic repairs, repaint units between tenants, etc.  

One other tidbit... polybutylene or polyethelyne runs without sleeves will be a problem.

Don't be scared to roll up your sleeves and work!

Good question and one of the biggest challenges.Get in the mindset of do it yourself, or at least get ready to roll up your sleeves. 

They will just throw a fernco sleeve on it. 

I started out in the architectural field and moved over to interiors to roll up my shirt sleeves and play with texture and color (my two most favorite things next to bourbon and pork belly).

I have some creative methods of financing up my sleeve, from reading and listing to biggerpokets, but I want to keep it in my toolbox as fallback options.

They only have so many tricks up their sleeve, but what happens when their tricks no longer work?
