As many others have mentioned, it does seem very likely that an adequate walk-through/turn was done by the PM company as well as it may be possible that they also have a poor contractor that is not fully resolving issues like leaks the first time around. 

Unfortunately, there was an undisclosed leak issue that my inspector uncovered, which the seller was supposed to fix.

Right now with the Syndication MF model seemingly leaking oil all over the place.

Plumbing, Electric, HVAC, Drywall, Gas etc.

Owner is motivated to sell and says expenses are $2300/month (includes lease rent 1700+600 in electricity/gas water included in rent).

Tenant shall properly use, operate and safeguard Premises, including if applicable, and landscaping, furniture, furnishings and appliances, and all mechanical, electrical, gas and plumbing fixtures, and smoke alarms, and keep them and the Premises clean, sanitary and well ventilated.F.

Moving a gas appliance (range, or furnace) would require a permit.

While i'm happy, and relieved, I don't want to take my foot off-the-gas, and ensure i'm positioning myself for consistent stays.
