The single biggest advantage of selling your homestead is that you can take all the Cap gain tax free if you have lived in the home as your homestead for 2 of the last 5 years. 

Laundromats and carwashes have gained popularity exponentially almost in the 6 years. 

There is no current tax on rental income and capital gains.

If you’re interested in investing in real estate, you can consider doing so with a Self-Directed IRA to defer taxes on capital gains until you actually withdraw the funds from your IRA.

The biggest gains come from going all-in on one market and really getting to know it inside and out.

I've seen enough in my real estate investing journey to shed some insight and experiences for those who are new or haven't had these events happen to them yet.

Thus, my main goal joining this forum is to try to gain confidence in the decision to get into real estate investment and better understand the risks that I may not be considering due to my lack of experience in the field.
