Without spending a fortune you can get a lot of mileage out of some shrubs and flower beds outside and keeping the lawn healthy and trim while the season permits.

Each room was rented out individually, the property was a cash flowers dream. 

I would repaint the fence a nice light color, plant some flowers or nice plants around that tree, get rid of the bricks toward the left bottom corner (in the top photo) and replace it with something nice like an outdoor fountain (you can buy a nice one at Lowe's for $100-$200), and finally, but some nice new or used, outdoor furniture for the tenants to enjoy (preferably something without cushions so if it rains on them they don't get gross - Craigslist or Offerup has a lot of nice used outdoor furniture as new can be costly).

Level off flower beds-some tenants won't want them and they will get filled with weeds.Once everything is done, if there is a lot of grass; include lawn care in the rent. 

If it were real, the protests would not have been allowed.When the State tells you it’s safe to go to Home Depot to buy a sponge but dangerous to go and buy a flower, it’s not about your health.When the State shuts down millions of private businesses but doesn’t lay off a single government employee, it’s not about your health.When the State bans dentists because its unsafe, but deems an abortion visit is safe, it’s not about your health.When the State prevents you from buying cucumber seeds because it’s dangerous, but allows personal lottery ticket sales, it’s not about your health.When the State tells you it’s dangerous to go golf alone, fish alone or be in a motor boat alone, but the Governor can get his stage make-up done, and hair done for 5 TV appearances a week, it’s not about your health.When the state puts you IN a jail cell for walking in a park with your child because it’s too dangerous but lets criminals OUT of jail cells for their health- It’s not about YOUR health!

Trimmed up trees and bushes, fresh flowers, new mulch in the garden beds, etc. presents nicely.

The week before I prepped the property, new mulch in the beds, new flowers on the porches, grass freshly cut, everything on the outside looked perfect!

Finished the basement, updated the windows and increased the curb appeal with planter boxes and flowers.
