I have a tenant in Maine who refused to leave after her lease expired, and multiple notices were given saying she needed to leave after it expired. 

I quickly realized that you do not need to offee tours, especially since the units are occupied as long as your photos are up to date. 

Two disbursement dates have come and gone without money being added to my account or an email explaining why.

All of my leases expire at the end of July.

Given that the industrial market is softer than the prior few years, I intend to buyout/wait until current leases expire and leverage the space into self-storage. 

I also lived in the more dated unit so I could get better rent out of the other apartment than if it were vice versa.

Note that a few months after that date rates started to rise and quickly got to over double what I got on these purchases which would significantly increase the P&i.
