This is both a business move and a workforce development initiative, targeting trades as a critical part of economic growth.

After all, I got a bank to admit that's how loans are executed proving that our note funds the alleged "loan." that was a huge victory for me.

Unfortunately, people in the trades are often good at their trade but poor at managing their business.

I don't eat out a lot or go on fancy vacations (I do travel), I don't buy a new car every 4-5 years (I do keep it up, but my first car was ~20 years old when I traded it in this spring).

And frankly wholesaling while alive and well in Oregon  compared to other states where you have a lot of inner city low value assets that primarily trade through wholesalers..

I think Duluth is a good if not great market but it means nothing if you can't execute.
