There is one city where I rent some houses and almost everyone that calls ask who the PM is and say they won't rent from anyone that uses X company as their PM.

@Esther Iroko everyone thinks it's easy to DIY manage their rental - until it isn't.You now need to learn on the fly and quickly!

However, this has to be the primary residence of everyone on title in order to qualify and even if that were all true, we're still only up to $1M that way.I agree with the other commenters, the parents should continue to own it and live in it as their primary, leave it to the daughter when they pass, and she inherits it at the stepped up cost basis. 

Here is what I would suggest to see if someone is good - Google their name and see what people say about them knowing that as a teacher/coach you can't please everyone. 

Once everyone understand the mechanics, and the results for all: they'll keep coming back to the table!
