Being your investments, I encourage you to do what works best for you in your situation. 

So after further research, I found this great publication from 1980 on Encouraging Energy Conservation in Multifamily Properties that talks very in depth about RUBS.

I get the 'professional silence', and have been told imperiously by other landlords that I should just not respond and ignore rambling, and responses definitely encourage more.However I find I have tenants that demand attention, if I don't answer they continue to get louder and angrier, and begin trying to come up with ways to force me to answer and get involved.  

Of course, take this advice with a grain of salt, as everyone’s situation is different.I would encourage you to keep pursuing this with everything you have, but also reinvest the profits from your flips.

Any thoughts on which way to go because we don't need the break in alarm but we definitely want video cameras to try and encourage the people doing rotten things to stay away.  

Hopefully this encouragement helps, but welcome to the community, lots of a really smart and great people here. 

Anyway, any advice or worlds of encouragement you could shoot my way would be great, as invetsors have always  told me “the first one is the hardest”I look forward to connecting with you all and look forward to learning and growing in this business !
