I know of at least 4 instances where investors purchased properties with agent representation that had intentions of doing an STR only to be denied a permit by the city after closing.Let me know if you have any other questions. 

I have been denied when I thought I had clearly shown flaws in the comps used by the appraiser.

By far, telemarketing and texting are the two most used and abused mediums.

I've had issues with there chosen title insurance and being told it is illegal for them to deni title insurance due to domestic violence (legal advise) can I just go in and pay cash for full offer amount????

They reply "repair denied" as it wasn't authorized so I told them to look at the receipt for the timestamp.

Only one tenant has ever abused the situation and called and texted incessantly.
