What's the process of getting retro-active permits on work like this?

I think that is a fair price and that will help me with my breathing room and hopefully help pay off my place faster, or at least so I can reach 20% equity so I can stop paying $110 a month in PMI haha.I'm obviously going to be checking credit score, making sure tenant has a stable income, no criminal background, etc.

Ya, just from a quick pull in AirDNA, the Conway market has 1700 active STRs so that's promising.

A vacation rental could generate higher returns but requires more active management.

Unlike some buyers, I ALWAYS go look at the properties before the sale and discovered that the vacant lot had an active railroad track on it and therefore was unbuildable, and would remain unbuildable until the railroad removed their track. 

I would also look at like kind properties that are listed and active in that area too.

And yes, they ARE actively policing it.

It is not uncommon for syndicators to list properties they were passive LP investors in, and for sure to list properties they were/are also a part of GP, with limited/minimal active management roles.
