So you want to convey your interest in the property to your LLC and your family member wants to convey their interest to a separate trust?

The seller is unlikely to agree to anything considering they have the understanding that the property is being conveyed as-is, and it might just piss them off, but you never know. 

I know this is kind of a grey area for some, hopefully I convey my point here.

You would have to buy it under your name and convey it into am LLC after the closing.

If single, and the membership interests did not transfer via trust or otherwise outside of probate, an estate will need to be opened to transfer ownership of 100% of the membership interests to the heirs, who can then convey the LLC’s interest.

You need to convey lease violations, in the same manner a boss would convey workplace violations, and in similar kind if those add up to say a 3-strikes your out, enforce. 

We had this discussion recently in another thread, but generally an LLC conveys the understanding that it's a business, therefore, non-owner occupied transaction.

In these cases the lender may sometimes convey the property free and clear of all liens.
