Do any of you invest or have contacts in the Salt Lake City area or North Idaho?

I have been to RE meetups in the past with like-minded everyday investors pursuing similar goals, sharing stories and learning from each other, running through numbers, sharing network contacts, and even doing deals together.

We do not have contacts with private lenders at this time.

Apply for a dimensional variance on the vacant lot to allow a smaller lot and/or setback so it can be built upon.Your best first steps are to sketch a plan, possibly with an engineer's help, then contact the zoning department to discuss your idea with them to get informal feedback on your liklihood of success before you spend a lot of money.

A few years ago there were a lot of get rich quick types, and I still get contacted by people who think they can buy 2 houses and retire on the cashflow. 

Marc Mosseau was the leader at this Oklahoma City funding tour I went to and said contact me with my first deal.

It seems like if I contacted somewhere between 1-3 realtors in each market, I could end up finding something good for sure.
