The Annual Allowable Rent Increase effective August 1, 2024 - July 31, 2025 is based on the lesser of 4% or the change in the Consumer Price Index (CPI) for the Los Angeles-Long Beach-Anaheim metropolitan area.

All licensing does is provide a consumer who has been ripped off or taken advantage to have some means of regress against a crook.

I second @Bonnie Low with the rec for Baseline, if you have 1-2 properties it's easy enough to keep your books and accounts straight but any more than that gets tricky and time consuming!

I think it's a shame that fear of litigation often prevents consumers from sharing information with each other.

They receive somewhere in the realm of 1,000 complaints by consumers every year.

I have seen sites like CreditKarma or Credit Cards under-report and over-report consumers scores, so they are not the most accurate.

The maintenance/cap ex, not being a function of the rent but a function of the unit and tenant, will consume a significant portion of rent.  

Also file a complaint with the CFPB Submit a complaint | Consumer Financial Protection Bureau (consumerfinance.gov)Regarding do you have any legal action - you can prove you do not owe it but you will not get any compensation - courts have ruled long ago the only recourse you have is actual money you lost - there is no "pain and suffering" if a statement is incorrect and you have to fight with them on it.

As the consumer, we should be well prepared with your personal info(credit scores, dti, taxes, insurance, etc) to get a baseline estimate.
