I now think she's trying to take advantage of my previous non-confrontational attitude.

So there are no phone calls made to them, and no confrontations.If rent is not received in my office on or before the 5th of the month, I don't call them and get into a confrontation. 

Also from what I've experienced and heard most homeowners will simply deny being in foreclosure. ..I have a friend that confronted their neighbor and they acted clueless.  

I also confronted the Building Inspector, who also didn't have much information to provide.

If you have no people skills, can't avoid confrontations, don't manage maintenance (aka attempt deferred maint.), then you better get all the protection you can afford. 

So many issues I'm confronted with for a first time investment out of state.
