Hi Mel, whether this is a homerun or not will be very specific to the location/configuration of the two sites, how much value is attributed to the two homes vs the land, and any easements either property may have.

There is not enough demand to accommodate all those lockers, and the configuration was way too large based upon the demographics of the community. 

Works very efficient once you get it configured correctly and the best part it is customizable to grow with you.

Along with a few pictures of the property, I have included a current layout of the property and two ideas I have been thinking about for the new kitchen configuration. 

That LLC does not need to have specific configuration to link to the IRA because it does not.  

What is subject configuration - is it more than one unit?

Are you saying specific properties, or a specific configuration of retail commercial? 

I have single-family rentals and I would say that the biggest missed opportunity I see from other landlords is general laziness - not painting worn paneling; refusal to re-work odd spaces or configurations; not putting in a dishwasher; etc. all things that in my area limit the desirability or marketability of the property.

what you can do is justify your offer with the same configuration house that has similar PSF like the one that you described.

Without knowing how the house is configured it's difficult to answer.
