Buying my first home as a house hack near Los Angeles

Hello everyone on bigger pockets. I am about to enter into a purchase contract for a home but I was told by my agent that 1 bedroom and 1 bathroom is unpermitted. I love the idea of having a extra bedroom to rent out for the future tenant. But what are the risks I am not seeing by purchasing a property for a house hack with tenants that has parts of the house not permitted ?
