Just know that it is a "no days off" kind of business and very mechanical.I would suggest documenting your process via video so that eventually you can bring people on to replace the different hats you will be wearing.Keep in mind of these 5 components of any wholesale business.lead generation, deal sourcing, underwriting, marketing, transaction coordination.

Anyone have experience putting these kinds of opportunities in front of investors?

These kinds of deals take time to develop.

While QBO is probably more common, I've learned that they have had to become accustomed to a lot of different programs because their clients use so many different platforms.

If that's what you're really after I would start with the basics of what kind of bank loans either residential or commercial are available to you - not saying this is the best option, but it's a good place to start.

If they pay late now as is, let's say they lose a job or have a temporary loss of income, you're kind of SOL.I would look to build reserves between now and August.

Hey @Sara Valentine,It sounds like this is a common problem with many other STR and MTR operators locally and across the country. 

I would have been fine working out a way to get it repaired had he come to us in any kind of civil or proper manner.
