These loans can be had from a small local bank, credit union, private money, or hard money lenders.Like @Aaron Cullen mentioned, the will underwrite the deal with a fine tooth comb and want to see you have equity (whether buying right, or down payment) and an ARV high enough to refinance out after construction (if using hard money/private money.)

The reason I ask is that I've spent months ready, saving, learning, saving, combing listings etc.... and I'm getting to the point where I'm analyzing some deals, spending time in markets I'm interested in and really just getting used to the process.My next step I would like to do is start meeting with some agents/brokers and find some people I can connect with so that when something does pop up and things make sense, I have those people to help.

You can search for it in the Google Chrome Webstore or on YouTube.It looks like it basically plugs into your Gmail and combs through your messages to pull all of your active deals, neatly file them into a "Folio" folder, organize different dates like closings or inspections, and also create a simple landing page for your clients to visit and keep up to date on important dates and documents.I have no affiliation with this app.

The amount of leads is so low and the quality of them (for wholesaling) so bad that it is not a feasible business model unless you have hundreds of your "students" out there combing the listings for you.
