@Jonathan Kelly, already, the units only average asking around @$24k, right? Ask yourself: what's keeping the price so low? Answer: Probably a 'D' neighborhood? eg. Will 10% rent cover both maintenance and Cap Ex? And, will even as much as 10% be enough allowance for vacancy? [ie. How will you ensure a good PM?] The thing that's killing your numbers is your financing. If you can't get better that 7%/y needing to be paid out in 10 years, no wonder its cash flow becomes nonexistent!

The main reason why $285k won't work for you as a wise investor is: That's full market value!

How much discount off market do you usually seek? I suggest: Don't ever pay market!

I'm not talking about a 5% discount, or even 10%. Go for real "deals"! Good luck...
