Not sure what City you're in but I no longer recommend complaining tenants contact the police because they're recently taken the stance that not only will they not do anything about noise, marijuana/illegal activities, or dogs (they won't issue citations or even enter units) but they are going to begin issuing nuisance fines to the property owners. 

I see some properties that have documents labeled 'second mortgage' or other documents with other parties (not the mortgage company or HOA) filing 'liens pendens' against the property which to me is a red flag.I am not on the city level of my DD adventure, but here i am not sure what i should look for other than open permits, fire citations and damage records.

Folks, please question everything you read on these forums, ask for backup, citations and explanations when people make ridiculous claims and god forbid don't take someones advice on here without running it by one or more professionals so you have a real understanding of the issues.

Got another citation from the city.  

But they also said if I was considering purchasing the property that they probably  wouldn't issue a citation because they don't really care and they screwed up the zoning back in 2002 when it was rezoned. 

They will be more responsive once they get a citation from the county!

Citations issued for routine maintenance.

@Mary Taylor let me know what code enforcement says if you get a chance to call them. i called about a dumpster placed on a tax deed lot and they told me I could get a lien on the property if a citation was initiated. 

In this case, you are asking them to reimburse you for the expenses caused by the failure to disclose the citation.
