Best I can tell all in all we about 3X cash on cash over 5 years.infil lots depending on lot we could double our money in 9 to 12 months cash on cash.. so on and so forth.

But he stuck with me I had a 1 mil credit line that they kept in place so I could make money it was on 90 day extensions for 3 years :( but if they had not done that I would have had to give them the keys back on a few commercial buildings I ate 250k negative cash flow on those buildings to make sure the bank got all their money..

If the deal is right you can use hard/ private money to finance the home purchase and some or all of the repairs, then do a cash out refinance to pay off your hard/private money.
