I aim to acquire properties with below market rent, with scope of some rehab, like maybe upgrade kitchen appliances, paint cabinets, new lvp flooring etc. 

Before listing them, I plan to make some updates to potentially increase the sale price:Paint the interior of both houses in a warm beige color schemeReplace the carpet in both housesPaint the cabinets in oneIn one house, there is a pony wall with a TV niche.

I would challenge you to build a team that includes handymen and people that can do unskilled work like tearing out old cabinets if you do not have them now.

Budget is 25K, there's different work like paint, fence, lighting, LVP/EVP, decking, refacing cabinets, some hardware replacement..

Often properties that need a cosmetic rehab (patch walls that were kicked in, cabinets that were trashed, etc.) turn inexperienced investors off and they can't look past the condition and see the potential. 

There is always some things left behind. things like inside stove, refrigerator, inside the Owen, corners, some cabinet shelves, window frames some residue on the walls etc.

Second, many of the tenants fry foods which tends to cause a lot of work in making units rent ready during turnover, and in many cases ruins nearby cabinets.

The other cabins which are much lower elevations, I am having cleaners, leave faucets dripping, cabinets under sinks open, and asking guests to do the same as it hits those low temps.

I really like the kitchen cabinets are they locally sourced or something that could be shipped.

Also, I must say those cabinets now look great.
