cold calling?

Happy to cold call lists as well to try and find deals- but just need guidance from somebody.I am located in Irvine, California.

I would even say cold call some of these investors who owe many rentals and ask them questions.

And for sure I NEVER order food .. it comes cold and soggy.. my kids in Vegas do this all the time takes forever plus its just not all that great once its sat for an or more. 

I want to do both cold calling and sms texts to find off market properties that i can wholesale.

Especially in extreme climates where it gets very cold or very hot seasonally.

-keep it and deal with calls in the coldest months of the year that it is cold?

It's cold and we are in Iowa.
