In my area in Reno Tahoe, Nevada there was a slight dip in rents and now most of that inventory is rented and rents have started to go back up

I moved to columbus and so did thousands of other people for the opportunity and the economic development. look at the net migration patterns. that's what drives development, economies, etc. if you have some data to back up your investment thesis I'm all ears. but my focus is on Central Ohio new construction economy.

As a backup, you should also make sure that you have the extra income from your job(s) to pay the LOC and protect your house.

I've only seen loss of rental income pay out after a covered cause of loss (fire, water damage, sewer backup, etc.) triggered a loss in rental income for the investor.

If you pursue co-living properties, I would still highly encourage you to analyze the deal as an LTR as a backup strategy in case things go sideways.

Cost me 4 months rent before he was out.Consider - if they are that low on money that they are half a month late AND $150 short....they are not likely to catch back up.

I have tried a few of those, Redfin is my direct competition in most of the Zips I works, they only had leads waaaay out in the rural areas/desert, for Ojo we really need to be on the paid platform for quality leads, still trying Upnest, Have had success with Agent Pronto, OP city only sent low end land and mobile home leads which are time burners in this market, Homelight only partners with a few big teams here, Clever is on the list to try, fingers crossed thats a good one for SoCal
