I'm actually a real estate attorney and have closed dozens of deals across the country (a little over $1.3bn in costs in about 6,500 units), but I've never actually seen one of their pitch decks and that might be an awkward ask!

The willingness to learn what you do not know, tough through the awkwardness of trying to verbalize it (trust me my first few hundred calls were CRINGEY), and then the hustle to go out and get it is what the people you will network with, as @Mayer M. suggested, will respond to.

I know it can feel awkward sending an offer at such a low price, which is why I try to ask the listing agent if there's any flexibility on the price before moving forward.
