Granted MFH are more common in rougher parts of central jersey and my purchasing power can't acquire me something in North Jersey here homes are much more desirable when it comes to appreciation and schools and safety.

With current rates around 7%, shouldn't there be an opportunity to purchase properties that were bought with adjustable-Rate Mortgages (ARMs) at 3% in past 5-10 years that are hitting their reset period this year 2024 or in 2025?

Not that its impossible to get creative financing or that its bad to start investing I'm not saying that by any means at all the earlier the better but the safety blanket is small with no reserves for an expensive learning experience which in this industry is likely.

We include the cost of all the smart tech we want installed that the homeowner keeps, safety items we require in each property, and the items/signs we use to "brand" the home to our company, as well as our time setting up the listings, pricing, guidebooks, auto messaging, cleaning up the supply closets, kitchens, etc.

Please be gentle; I'm new at this and it's pretty complex :)Structure / Legal Details- we'd establish market value through a combination of comps from local real estate agent and an appraisal- attorney would establish all required "arms length" aspects including a mortgage at a minimum standard federal rate- LLC would pay us back based on a standard promissory note over 30 yrs Pros of selling to the LLC (I think)- A sale now would be the only time we'd be able to take advantage of the cap gains exclusion on this house bc we won't qualify for the "live there 3 of 5 years" rule due to the timing of our lease and our last time of residence.
