Used to be (and in some blocks still is) a run-down, drug infested mess.But there are signs of life, too--REAL art wall murals have replaced the typical gang graffiti; specialty coffee shops open next to bodegas, art galleries opening, and blocks and blocks of beautiful brownstone buildings. 

A good word of mouth recommendation generally contains this "You gotta rent from that Paul drug screening guy, his places are fully furnished, stocked and it's cheaper than any motel. 

I do the pre-employment drug screens and that's how I find tenants.There is another guy in town that rents houses to college students that are in the lineman program. 

I called this neighbor and she described to me the drug deals going on and the loud music in the cars that pull up to the house at all hours.

I bet most of these guys in your area would know just by the address what the potential for asbestos would be and possibly could alleviate your fears by a simple inspection. 

In the future you could ask the wholesaler to execute a double closing to help alleviate the problem. 

I wonder what the crime and drug rates are like there.

The biggest problem from a general overview is that drugs are bad in certain areas of Dayton, the I75 & I70 corridor is a huge for transporting them.

Student housing, parolee housing, senior living facilities, drug rehab related, military housing.......
