I realize that there are just as many first time home buyers on this website as there are first time investors so I wanted to provide this for those too afraid to ask the questions!

Thanks,Ratna what everyone mistake is some people is stuck in h1b for decades and they are too afraid to buy primary home, or to buy rental in US or even to apply mortgage which at the end, makes them losing the biggest opportunity to make money in real estate.In reality it doesn't really matter as income from cash flow is a passive investment, you could do even flipping business while on h1 as the profit is from buy and sell activity. 

Also dont be afraid to push rents.

Don't be afraid to reach out to that person now.

I am not afraid to fire my property manager for not being candid with me and their fees.

Finally, never be afraid to connect to local landlords/real estate investors and tap  into their network of service providers for leads and ideas.

This is what I was afraid of getting the run around.5 mins turned to 2 days? 

If my tenant is a jerk, I'm afraid the stress will kill me before old age.

But, I'm a mechanical engineer by trade and am not afraid of digging into the details to figure out if it's viable. ;)
