I am based in Australia and an Australian citizen looking to start investing in Duplex to  4plex-style residential.

Right now, newer vintages, larger mix of 2 beds, washer dryer hookups, townhome style, median income in excess of 50,000.

Most of our sites are a little bit larger - 50 unit to 300 unit apartment-style or townhome-style developments. 

I have a great property in PHX that we have listed for sale, but I would be interested in running an RAL out of my house (already furnished, 5 bed 3 bath, single story ranch style home with two master bedrooms and a pool). 

We live in the front half and airbnb the private entrance 1 bedroom, 1 bath, living room (hotel suite style) back half that is separated by a door that we deadbolt.

We are in New Orleans, the Las Vegas of the South, so IB is very risky for us and the City has very strict rules about parties. 

I have a 4plex in las vegas nv that I purchased last year, it has a community laundry room.
