One final thought, more for the benefit of your readers than you because it appears that you've already replaced your roof, always make sure whoever does the roof know where and how to walk on it before they just start prancing around breaking those already very skimpy and flimsy trusses. 

I had a tenant pull something similar once on me where she directly arranged a time with my contractor for a repair, and when he showed up, she stood him up.

These are also forms that have been reviewed and rewritten over the years by teams of attorneys and have stood up in court, time after time.  

Paint the ceiling, walls and trim all one color, unless the trim has stood up well to abuse. 

I have looked at several properties and one thing has stood out, lack of off-street parking.

I stood in-front of the house to see what can be done to make it appealing.

I can only remember a couple of teachers that stood out.

I would check the roof, attic space if any (look for stained boards or trusses which could indicate a previous or current leak) and a check under the house crawl space if possible for rotted joists or wiring hanging down or anything else that looks out f the ordinary.
