I still (strongly) believe that supply will pick up in the spring once STR owners are disappointed with 2021 holiday figures, deteriorating property values on the mountain.

Although it's great here with weather, proximity to mountains and the Pacific Ocean. being close to family and friends but I'm constantly stressed out.

That said, it looks like you'd have to bring a huge downpayment to the table for this deal.Why not just purchase with conventional financing?

West Coast and Mountain states of the West had the same thing called CCC camps conservation crop. 

We had AC problems at my mountain Airbnb and we had to mitigate it.

This leaves some increase on the table, but also makes it more likely that tenants won't leave over the rent increase. 

So my 5 bedroom new construction on top of the mountain with phenomenal views is lumped in with a 30 yr old 5 bedroom 1/4 mile away in the valley surrounded by trees.
