@Eric Martin recommend you focus on Class B rentals and stay away from Class C & D.

I have a few rentals with section 8 tenants, and they tend to stay on average 4-5 years.

You also will still need to manage your property manager  - ie, stay on top of expenses, ensuring your property is being managed effectively etc. 

You want to make sure they are at or below 5% to make sure they are able to stay solvent.
