You could possibly see if anyone like @Austen Howell can help you as far as finding that rock star team or with current ARV and rental values, or maybe just asking someone to double check and confirm the numbers you ran.

If anything, their 1st position mortgage (75% of ARV) will have even more equity due to the 5 star rehab this property will be receiving. 

Unfortunately they weren't the shining stars I was hoping for so I'm curious about a few items as I haven't been able to get any concrete answers from my research.1.

If you get it done, you should thank your lucky stars, and I'm extending every hope that you will.But you probably won't, and you'll be the reason all the gurus have to put up the disclaimer, "ASSUME MOST PEOPLE MAKE NOTHING."

When the stars align like that you have to take a close look at that option.
