I'd suggest targeting the closets major city. 

Set up a dehumidifier, even if it’s a portable one that you have to empty by hand just to get the moisture out while you figure out a more permanent situation.

I always bring a small pliers and pull up a carpet corner in the closet when viewing a place. 

We currently own a new house that was built before we moved in, and it is in a developing neighborhood, we are going to rent that house out then move into the house we just bought and do a live-in-flip and possibly sell or rent after two years to avoid the capital gains tax on the profits.Our goal is to get as much stuff done to the house as we can before we actually move in because we have two small children and it will be rough trying to live in construction zone with these two crazy babies.So, so far we have taken out the whole kitchen, removed ugly tile in the living room and two bathrooms, and started demoing the laundry closet.

The only downfall to the house I see is that you do have to walk through the front bedroom to get to the bathroom, but there is a closet I believe could be converted to an entrance to the bathroom...but it would be directly off the living room.

Here's a small excerpt from my 10 page lease... 1.CLEANING:Tenant(s) is responsible for cleaning all areas of the Premises, including but not limited to; living room, dining room, kitchen, hallways, laundry room, bedrooms, closets, bathrooms, outdoor walkways, and parking spaces.

The condition of the kitchen and bathrooms, outside concrete work and the condition of a possible front porch, exterior brick or siding repairs, is the exterior landscaping OK, closet space, any drywall repairs or painting.

Most recently, I was dinged for a closet that didn’t latch when closed, peeling / cracked ceiling, loose floor boards and junk piled on the back porch.  

The apartment is approximately 700 square feet of ceiling oh, that's not including closets or the laundry room. 

I'm thinking I could have a loft above with a TV and closet.
