Google "toddler killed by dresser" and you will find dozens of stories.Tenants sometimes worry about installing things like the tip-kits, if they have a landlord who has really emphasized things like not marring the walls.  

I have properties down in Norfolk but I live up in NoVA now.  

I've knows some good GC's in the NOVA area for years and can pass along the info if it isn't too far into MD.

However, I realize that cash flow is very difficult in the NoVA market due to very high home values and comparatively low rental rents (you may find properties that meet the 1% rule in Fredericksburg or Stafford, but I think that's it). 

Have you invested in the NOVA area?

The GCAAR Co tract even adresses this and allows for permission to be granted or not granted to talk to the lender. the MAR contract does not adress the issue.Regardless of whether permission is granted though in the contract, one of the most important jobs of the listing agent is to do his due diligence.

However, a few days later, I dropped off the Feb and Mar rent payments, leaving a balance of the fees.  

Its ironic that you live in NoVA and are disparaging of the area.

In Maryland we have the MAR contract.
