We frequently have national speakers who join the fray and give their valuable insights into today's market and how to strategize to find success! 

I also get the same story from national lenders that state virtually everywhere ADUs are getting values far less than hands off costs.  

I work way harder as an agent as I did in my 18 years in my past corporate jobs, but I love it way more and am 100% engaged in the work and my clients' successes.

Or does anybody know any national lenders that specialize in these?

AB1482 states that "single-family homes/condos (residential real property that is alienable separate from the title to any other dwelling unit) are exempt from AB 1482 if (1) the owner is not a real estate investment trust, a corporation, or a limited liability company in which at least one member is a corporation and (2) the owner provides the tenant with a written notice of the exemption"The part that is confusing is "...a corporation, or a limited liability company in which at least one member is a corporation."

Generally, tenants don’t have the right to demand relocation for purely cosmetic improvements, nationally. 

Any special lenders that you were using that accept foreign nationals?

Real Estate values, nationally, have never decreased over any 10 years. 

It makes no sense to me that you would need to advertise nationally.
