In my 30 years doing this I’ve found that as long as you address each issue that comes up properly and do the repair needed to bring that part of the building up to current code then you will be fine.

Stessa is not perfect but I like the capability, love the %5 interest rate on my associate account and have found the support honest and effective.

I realize many opportunities lately are going to be found in our MLS, Zillow, FB groups, wholesalers' distribution lists, etc.

Find the market with the best market appreciation over the hold period and you will have found one of the better cash flow markets over that hold period.As for the forced appreciation….
