transactional same day is usually pretty cheap about 1% or maybe less but they want their money back that day or next day.. these will now have to be 30 to 60 days loans and there are not a whole lot of folks that will entertain those.. suffice it to say the wholesaler or assignor  Like the one that got cancelled on me today.

10% is probably a little steep, and like John said, a flat fee may be more reasonable.Setting up a proper STR is not cheap, but once you are set up properly, you deal with routine breakage.I recommend managing yourself and saving the 20% personally, getting a rockstar cleaning team and a reliable handy person, using something like Hospitable that can help automate messaging when listing, and reading the book from the bookstore here called Short-Term Rental, Long-Term Wealth.

I bought my stuff cheap for cash, most over a decade ago.We still find distressed properties and motivated sellers willing to get rid of unwanted properties cheap that we fix up and rent out.I also use cash from my self directed IRA to also buy properties for cheap.

Bummer. he can sell it no problem just cant get title insurance.. so unless your buying it to flip who cares just buy it and enjoy it.. and during that process just sue for quiet title.. take some money and time but that would clear up the title. there is a very prominent BP member that buys tax sale and other title issue props in SC he gets them so cheap because you cant get title insurance at least at the time he buys them and then just rents them out.. its a winner.. no one will ever come back on him or you ..

I would in a normal course of a rehab replace cast iron lines on the interior of the home and basement if they are accessible and if I already have a plumber there doing work as those are cheap and easy to replace at that time.

Cheap curtains hung up on the first floor, a welcome mat, lights on a timer, battery operated fake candles on a timer, big size 11 men's shoes and big men's jacket hung by the front door, two empty dog bowls, a tie out in the back yard (for a dog), fan on a timer, foldable table and chairs with a tablecloth and centerpiece, and radio playing on a timer.
